Project Manager (Construction Management Experience)
Job Location: Los Angeles
The Project Manageris a hands on role, and works with Project Leaders (Designers, PA’s and PM’s) in support of commercial construction and renovation projects as well as acting as the client representative on construction projects. Additional responsibilities will include site and building assessments for pre-purchase and program compatibility with the client’s preset criteria.
-Be familiar with providing legal support consultation and project management services as related to project specific litigation, mediation, and private settlements/disputes between Architects, Engineers, and Building Owners.
-Ability to perform forensic site investigations, provide analysis of defective conditions and building performance defects, develop remedial recommendations, and prepare reports of forensic findings.
-Demonstrate ability to implement viable risk mitigation strategies and rigorous cost control measures. This includes design/build development for difficult/unbuildable sites with unusual project requirements and unique design concepts.
- Possess in-depth understanding of construction laws and best practices in jurisdictions globally.
-Be familiar with industry related contracts, scheduling and be familiar with materials, methods and processes of construction.
-Experience in bidding projects to multiple General Contractors and specialty trades.
-Knowledge and experience working with Planning and Building Departments and officials. Plus experience in permitting processes.
-Quality control evaluations and work in place verification.
-Must have experience in creating and analyzing project schedules.
-Possess a working knowledge of construction terminology, as necessary for taking meeting minutes at project meetings with client, consultants and project team.
· Have knowledge and experience with obtaining, verifying and maintaining project records, including pay applications, change proposals and change orders from contractor while working with project team.
-Demonstrate organizational capabilities and be adept at maintaining complete and thorough project documentation including RFIs, Submittals, Contracts, Change Orders, Project Correspondence, Schedules for Payment, Drawings and all other related contract documentation. ·
-Have practical experience with confirming: inspections, certificates, punch list items, final lien releases, retainage releases and that final payments have been received and completed.
-Bachelor’s degree or equivalent education with focus on providing forensic architectural services.
-5+ years working in forensic architectural service capacity.
-5+ years related work experience in a similar role.
- Strong understanding and knowledge of sustainable energy practices and procedures, including international sustainable design policy.
-Minimum 3-5 years working knowledge of construction management and administration processes.
-Strong computer skills with advanced knowledge of AIA document and cost accounting software, construction schedule software and the Microsoft suite required.
-Familiarity with Microsoft Project and PowerPoint also preferred.
-Strong written and oral communication and organizational skills.
-Detail and deadline oriented with excellent interpersonal skills.
-Ability to work independently as well as in a team environment.
